  • What is your office location and hours?
    Our only leasing office is located at 833 West Gaines Street, Suite 105, Tallahassee, FL 32304. We’re open Monday through Friday from 9 AM to 5 PM and are happy to assist you with any questions or leasing needs during our business hours.
  • What type of units do you offer?
    We offer shared studio apartments and 4-bedroom, 4-bathroom apartments tailored for students in Tallahassee. Additionally, we have a range of 1- and 2-bedroom apartments with various layout options to fit your lifestyle.
  • Where are your properties located?
    We have 11 properties conveniently located throughout Tallahassee, providing students and young professionals with easy access to campus, local amenities, and city life. Explore our Properties page to discover everything 385Rent has to offer!
  • What is 385Rent?
    385Rent is Tallahassee student housing. We offer FSU, FAMU, and TSC students a variety of apartments close to all three campuses in Tallahassee. With a range of student apartment locations, types, sizes, and price points, we are sure to have what you are looking for. Find out more on our About Us page!
  • How can I get a tour?
    If you're interested in seeing a unit, we make it easy with virtual tours available on each property's website. This allows you to explore the space at your convenience, anytime and from anywhere!
  • How do I apply?
    If you're looking to apply for a rental, you can do so directly on the listing page for the property you're interested in. To see the most up-to-date availability, visit our vacancy page—once you find a property you like, you'll find the application link right on its page!
  • What are the rental requirements, and do I need a guarantor?
    To qualify, we ask for a credit score of 625 or higher and one month of pay stubs showing an income at least three times the rent. If you don’t meet these requirements, no worries—a cosigner (25 or older with a 625+ credit score) can help! Both you and your cosigner will need to complete separate applications, each with a small application fee.
  • How long is the lease term and do you offer short term leases?
    We only offer 12-month leases and do not provide short-term lease options. However, some units may be available for sublease. If you're interested in subleasing, please contact our office for the most up-to-date availability and details.
  • What happens if I need to break my lease (sublease)?
    If you need to move out before your lease ends, you have the option to sublease your unit to another qualified tenant. There is a $200 sublease fee, and the new tenant must meet our application requirements. However, until a new tenant is found, approved, and has moved in, you remain responsible for all rent and lease obligations. Please contact our office for more details on the subleasing process.
  • Are utilities included in rent?
    Utilities are not included in rent and must be set up through the City of Tallahassee. For roommate-matching apartments, utility costs are billed separately and split among all tenants, with charges posted directly to the tenant portal. Let us know if you have any questions about setting up or managing your utilities!
  • What payment methods do you accept?
    We accept rent payments through your tenant portal or in person with a check or money order at our office.
  • When is rent due?
    Rent is due on the first day of each month. To avoid late fees, we recommend submitting your payment on time through your tenant portal or in person with a check or money order. If you have any questions about payment options or due dates, feel free to contact our office.
  • What will I receive at move-in?
    At move-in, you will receive the keys to your unit and mailbox, along with a move-in inspection sheet. This sheet must be completed and returned to the office within 48 hours. It's important to note any prior damages in the unit on the inspection sheet, as anything not marked could result in charges at move-out.
  • Will I get my security deposit back?
    Your security deposit will be returned as long as there are no damages, the unit does not require cleaning, and there are no outstanding charges or utility balances on your tenant ledger. The unit must be professionally cleaned, either by you (with a receipt from a professional cleaning service) or through our cleaning services, which will be deducted from the deposit. If you have any questions about move-out charges, please feel free to contact the office.
  • What happens if my roommate moves out early?
    If you live in one of our 4-bedroom studio units with individual leases, your roommate moving out early will not affect you, as the lease is in your name only. However, if you live at one of our other properties with multiple tenants on the lease, your roommate must either find a subtenant to fill their spot, or you will be financially responsible for their portion of the rent, as outlined in the lease agreement.
  • What is the move out process?
    When you move out, return your keys and provide any receipts if you had the unit professionally cleaned. You'll also need to provide a forwarding address so we can return your security deposit or notify you of any charges.
  • What should I bring to move in?
    When you move in, make sure to bring your ID, have your lease fully signed, and ensure that all move-in charges and rent are paid. This will help ensure a smooth move-in process!
  • Are pets allowed?
    Pets are allowed at our pet-friendly properties, which include The Cottages at Glenda and The Cottages at Rumba. We also accommodate ESA (Emotional Support Animals) and service animals at all of our locations. For more information on ESA and service animals, please reach out to the office, as we use a third-party service to verify the necessary paperwork.
  • Is there guest parking?
    Yes! Each property offers guest parking through the Park and Pay service, allowing guests to easily register their vehicles for parking.
  • How do I submit a maintenance request?
    You can submit a maintenance request through your tenant portal or by contacting the office directly. For emergency maintenance that cannot wait until the next business day, please call 850-800-0800.
  • Do you offer parking?
    Yes! All tenants are guaranteed parking, and at most of our properties, it’s included at no cost. At The Lofts, we offer gated parking for a small monthly fee of $25, providing added security and convenience for residents.
